You have good credit and a good income, but do not have the funds for a down payment.  You don't have to wait until you have saved a down payment to buy a home!  Today there are Affordable Housing Initiative and   Down Payment Assistance Programs available in many of the Metro Atlanta counties.

We realize that buying a home is perhaps the largest investment you will ever make.  Whether you are buying your First Home or upgrading your present home,  you will need an Agent who is representing you, the Buyer, rather than the Seller, to protect your interest.  As your Real Estate Consultant, I will help you find the best home for you at the best possible price and terms.  *Remember, the Listing Agent Represents the Seller!  and because the Seller pays the commission, my services to your are absolutely free.

As your Buyer's Agent, I will work with you in finding "Your Dream Homes" and assist in negotiating the best possible price, terms and financing.  There are quite a few steps in the process of buying a home.

  • Pre-Qualification  for your loan is a vital step in the home buying process.  You establish your borrowing power and the price range of houses we will look at.  I will put you in touch with a Lender to determine the price home you can purchase and what type financing best suits your need.
  • Finding Your Dream Home   After gathering information from you regarding where you would like to live, style of home, number of bedrooms and baths, and any other particulars you are looking for, I will provide you print-outs of homes that fit your criteria and schedule showings of the ones of your choice.
  • Negotiating the Contract   Once we have found your new home, we will look at comparable sales to determine what we will offer.  Remember that the Listing Agent is expected to get the highest price for the Seller.  As your Buyer's Agent, I will get you the lowerst price and best terms possible.

As Your Buyer's Agent I will ask the Seller to do things that the Listing Agent cannot or will not do

  • Ask the Seller to Pay Closing Costs   Lenders charge a percentage of the loan amount as closing costs.  This is usually 2 to 3% of the loan amount.  (In some instances it can be more)  I ask the Seller to pay these closing costs for you.

 

  • Ask the Seller to Leave Personal Property Items at no cost to Buyer   Usually a Seller will leave window treatments (blinds), however a Buyer may need a refrigerator or washer/dryer.  If so, I ask for these, we may not get everything, but you never know unless you ask.
  • Ask the Seller to Provide a One Year Home Warranty   A one year Home Warranty is available to you which gives you peace of mind should any major appliance or system need replacing or repairing during your first year of homeownership.  I will ask the Seller to purchase a warranty for you at closing.
  • From Contract to Closing   After we have an accepted contract, we will schedule an inspection of the property to verify that all systems/appliances are functioning properly and that the home is structurally sound.  I will stay in contact with you, the lender, the Listing Agent and the closing attorney to ensure a smooth closing process.
